Estimate the government charges on registering a sale deed for property in Delhi: stamp duty (under the Indian Stamp Act, 1899 as applied to Delhi), the municipal transfer duty collected with it, and the registration fee.   • The rates combine stamp duty and the municipal transfer duty collected at registration. From 10 July 2023 the MCD transfer duty on property valued above ₹25 lakh rose by 1% (3% to 4% for men and entities, 2% to 3% for women).
  • For joint buyers, the tool charges the woman's share at the women's rate and the rest at the men's rate. Equal shares give the commonly quoted 5% (6% above ₹25 lakh).
  • Registration fee is 1% of the value, plus a pasting fee of ₹100.
  • For property in the NDMC or Cantonment area, the tool applies the base rates only; whether any higher transfer duty applies there should be confirmed with the Sub-Registrar.
  • Duty is paid by e-stamp before the deed is registered at the Sub-Registrar's office.

What is the stamp duty on property in Delhi?
Stamp duty in Delhi, including the municipal transfer duty collected with it, is 6% for men, 4% for women and 5% where a man and a woman buy in equal shares. In the MCD area, where the value is above Rs 25 lakh, the transfer duty is 1% higher, giving 7%, 5% and 6%. A registration fee of 1% and a pasting fee of Rs 100 are payable in addition. Is stamp duty charged on the circle rate or the actual price?
Stamp duty and the registration fee are charged on the higher of the sale consideration in the deed and the value of the property at the circle rate notified by the Delhi Government for the locality category. If the deal value is lower than the circle-rate value, duty is paid on the circle-rate value. Enter the circle-rate value in this tool yourself; it does not hold a circle-rate table.
How is stamp duty worked out when a husband and wife buy jointly?
The lower women's rate applies to the woman's share. This tool charges the woman's share at the women's rate and the remaining share at the men's rate, so equal shares give 5% (6% above Rs 25 lakh in the MCD area). Some guides quote a flat 5% for any joint purchase, so confirm the treatment with the Sub-Registrar for unequal shares.
What other costs apply when buying property in Delhi?
Besides stamp duty and the registration fee, a buyer paying Rs 50 lakh or more to a resident seller must deduct 1% TDS under Section 194-IA of the Income-tax Act, 1961, or Section 393(1) of the Income-tax Act, 2025 for payments from 1 April 2026. GST applies to under-construction property bought from a builder. Home-loan and documentation costs are separate.
